Good morning, Quiet Corner Swarm!

Happy Tuesday, October 20th! Apparently, today is both National Chicken and Waffles Day and National Day on Writing. Considering I spend a good chunk of my week writing this newsletter, I feel like I've already celebrated one of those enough. Now somebody point me toward a plate of chicken and waffles! Anyway, we've got plenty happening around the Quiet Corner this week, so let's get into it!

HIVE IN THE HUT

I recently took a trip to Hive in the Hut in Ashford, and I have to say, this was one of the coolest experiences I've had in a while.

The place is run by Ryan and Dan, two guys who are incredibly passionate about what they do and, quite frankly, just really nice people.

Ryan actually built the hut himself, right down to the beautiful stained glass windows! Inside, you can experience something called apitherapy, where you lie above a working beehive, safely separated from the bees by wood, breathing in air from the hive while listening to thousands of bees buzzing beneath you.

Here's something I didn't expect: each hive has its own distinct aroma.

I absolutely loved it. I left feeling relaxed, happy, and like everything was a little more in focus. I can't wait to go back, and that's not something I say about every place I visit!

🎁 We're giving one lucky reader the chance to bring a guest and experience it firsthand!

Want to win an apitherapy experience for you and a guest at Hive in the Hut?

FEATURED EVENT
Sponsored by The River Room

How do two guys make enough noise for an entire band? Brooklyn-based Paris Monster is coming to The River Room in Willimantic on Friday, October 23, at 7:30 PM, mixing soulful vocals, funky bass, drums, and wild synthesizers into one seriously impressive live show. E. O. Smith alum Josh Dion somehow sings, drums, and plays synth simultaneously, while Geoff Kraly handles bass and electronic wizardry. They sold out last year's show, so don't sleep on this one! Tickets start around $23.

🏠 Investing in CT: What If Your Tenants Helped
Pay Your Mortgage?

Ever thought about becoming a landlord without buying a separate investment property? That's house hacking, and it's worth a look.

Here's how it works: Buy a two-, three-, or four-family home, live in one unit, and rent out the others. That rental income could help cover your mortgage while you build equity.

And here's where things get interesting:

  • As little as 3.5% down with qualifying FHA financing.

  • As little as 5% down with certain conventional loans.

  • Rental income may help you qualify for a larger mortgage.

  • Connecticut's CHFA programs may offer eligible buyers additional down payment assistance.

There are occupancy, income, and lending requirements, so understanding your options before shopping is key.

Curious whether house hacking could work for you? Connect with Kimberly Joy at PrimeLending and find out what's possible!
